Services
Two kinds of help, one standard of care.
Whether you're a seller whose home didn't sell or a senior planning your next chapter, you get the same thing: a clear-eyed plan, plain-language communication, and a pace set by you.
A fresh start often begins with a different approach, not a different house.
When your listing expires, the story isn't over.
You marketed your home. You held the showings. You waited. And the listing ended without a sale. That outcome speaks to the plan, not to your home's worth, and my specialty is building a different plan. I call this work "legacy expireds": homes with real value that need a smarter approach, not a deeper discount.
First, we figure out what actually happened. Then we build a strategy that addresses it.
A fresh, honest look
We review the last listing: price history, showings, feedback, and market conditions. Then we talk about what to do differently, in plain language.
Priced to meet the market
The right price comes from evidence, not hope. If the last price was the problem, you'll hear it directly, with the reasoning shown on paper.
Retold and re-presented
Fresh marketing means a fresh story: new presentation of the home, new materials, and a message aimed at the buyers who were never reached.
Feedback that reaches you
You'll know what buyers and agents actually say, what changed at each showing, and why. No information blackout between appointments.
Moving with care, at your pace, with your dignity intact.
Leaving a family home after decades is more than a real estate transaction. It's a reorganization of a life: decision by decision, room by room. I help seniors and their families make those decisions calmly, sort through a lifetime of belongings, and land in a home that fits how they actually live.
We go at the speed that serves you, not the speed that serves a closing calendar.
Downsizing and sorting
Keep, give, donate, or let go: we work room by room at your pace, so nothing valuable is lost in the rush and every decision is made with a clear head.
Finding the next home
A condo, a smaller house, a senior community, or a home closer to family. I help you find a place that fits your mobility, your routines, and your budget.
Coordinating the move
Logistics, timing, transfers, and the thousand small details: handled, tracked, and communicated. You focus on people, I'll keep the process on the rails.
Selling the family home
When the time comes, the home is prepared and marketed with the same honesty I bring to every listing, and sold at the moment that makes sense for you.
A note for adult children: if you're worried about a parent managing a home alone, start by calling. Often the first conversation is with a son or daughter, and that's exactly how it should work.
Talk about a transition
The goal isn't a smaller house. It's a life that fits.

Answers about how this works
How is a relisting different from the first listing?
The second time around, we have data the first listing didn't: what buyers saw, what they said, what the market did, and what the price looked like from the other side. A relisting should be informed by all of that, and priced and presented accordingly. That's where the fresh start comes from.
My listing just expired. Should I wait before relisting?
Waiting rarely helps a home sell; it usually just adds days onto the same plan. The better move is to understand why it didn't sell, fix what's fixable, and decide deliberately whether and when to go back to market. A conversation about that costs nothing.
Do you help with the whole senior move, or just the sale?
The whole transition, sized to what you need. Some clients need help with the decision and the sale of the family home. Others need support sorting, packing, coordinating the move, and settling in. We design the scope together, and it can change as your needs do.
What if my parent isn't ready to talk about moving?
Then we don't push. Sometimes the right outcome is a conversation that plants a seed, or a plan prepared quietly in case it's needed later. I've seen those patient conversations turn into confident moves months down the road. We start where your family actually is.
