About

This practice is personal, on purpose.

I'm Cheryl Ferguson, a licensed real estate professional affiliated with eXp Realty, serving the Washington, DC metro area. My work sits at the two ends of the moving spectrum: sellers whose listing expired and didn't sell, and seniors heading into their next chapter. Both are moments when a house stops being an asset and starts being someone's life.

How I ended up here

These two kinds of work sound different, but they share a shape. Someone is at a pivot point: a seller watching their house sit unsold after months of showings, or a senior staring at a lifetime of belongings and not knowing where to begin. In both cases the stakes are personal, and the standard fix of "list it lower and wait" is not enough.

I built my practice around the conversations that happen before the transaction: listening to what went wrong, being honest about what a home is worth and why it hasn't sold, and planning a move at a pace that respects the person making it. When a seller tells me their listing expired, I don't start with a contract. I start with their story.

The result is a way of working that feels like real estate should: straightforward, unhurried, and pointed at what actually serves the person on the other end of the phone.

"I don't sell people on moving. I help them move when they're ready, and sell their home when it's the right thing for them."

What you can count on

Three things I never compromise on

Straight answers

If a price is wrong, I'll say so. If a timeline is unrealistic, you'll hear it before you plan around it. Honesty saves everyone months.

Patience

Big decisions shouldn't be rushed. I move at the pace that works for you, whether that means listing this week or planning through next season.

Dignity

Especially in senior transitions, the person matters more than the property. Respect isn't a courtesy here. It's the operating system.

Who I help

Sellers, seniors, and the families who love them

  • Sellers with expired listings. You're past the point of "wait and see". You need a clear plan that starts with the truth about the last listing, and a strategy that's different this time.

  • Seniors ready for their next chapter. Moving to a smaller home, a condo, a senior community, or near family. I help you sort what stays and what goes, and find a place that fits how you live now.

  • Adult children and caregivers. Often the conversation starts with an adult child who sees a parent struggling to manage a home alone. I work with the whole family, patiently and without drama.

The Washington, DC metro area is home to a lot of major life transitions: empty nesters right-sizing after the kids leave, retirees returning to the city, families relocating for work. If that's your season, this is the work I do every day.
