Prince George's County, Maryland
Upper Marlboro: county seat charm, country quiet
By Cheryl Ferguson 5 min read
Upper Marlboro is where Prince George's County has done its business for three centuries, and the town still carries that gentle, deliberate character. It has been the county seat since 1721, and its red-brick courthouse, built in the early 1880s, still presides over Main Street the way it always has. About 20 miles from Washington, DC, this is small-town Maryland at its most authentic.
The town itself began in 1706 as a tobacco port on the Western Branch of the Patuxent River, and history is everywhere: a residential district listed on the National Register of Historic Places, a lake with a walking path near the center, and, just south of town, the Prince George's Equestrian Center, which hosts the county fair and a long calendar of events.
What Upper Marlboro is like
There are really two markets here, and both have their own buyers. Inside the historic town, you'll find older homes, sidewalks, and a walkable center around the courthouse green. Spread across the greater area, you'll find rolling land, horse properties, large lots, and newer subdivisions. The common thread is space and quiet: people move here to get room to breathe, and they're willing to trade a longer commute for it.
That outdoor life is woven into the community. Equestrian trails, farmland, and open fields give Upper Marlboro a feel that most of the DC metro left behind decades ago.
What sellers should know
Because the market splits between town and country, pricing and marketing have to split too. In my expired listing work, the homes in this area that failed were usually listed like suburban properties: a half-acre horse property presented as if it were a corner lot, or a charming old town home marketed without its history and walkability. Buyers here want to know one thing above all: what will this property let me do? Space for horses, room for a garden, a walk to the courthouse green. The listing has to answer that.
Fresh eyes on an expired listing mean a fresh diagnosis: the right buyer, the right story, and a price the evidence supports.
For seniors planning a move or downsizing
Older homes on large properties are wonderful, and they're also a lot to maintain as the years go by. Many long-time residents of Upper Marlboro and the surrounding area are beginning to think about exactly that: the mowing, the fencing, the acreage that was once a joy and is now a job. The good news is that options exist nearby, from single-level homes in newer developments to apartments in neighboring towns, and for those who love the country, smaller properties with less upkeep.
A dignified transition starts with a plan: what you want the next chapter to look like, what the current property can provide toward it, and the pace that works for you. That's the work I do in senior housing transitions, and I'd be honored to help with yours.
"In Upper Marlboro, space is the amenity. The right listing treats it that way."
